We are now talking to the mortgage lender (the same lender for the three replacement properties) about securing a significant line of credit using the apartments as collateral so we can do some other short terms deals with "cash purchases" then refi, etc.Are there any considerations or gotchas/ endangerment with this idea the regarding the original 1031 exchange?

On the other hand having a draw schedule and fund control with inspections before disbursements could be good if you're new to this as it could keep your contractors in line and it will force you to collect all the necessary paperwork in terms of Certificates of Insurance and W9's.

When people state that they don't want me to call their current landlord because they don't want to show their cards until they have something lined up....... ok...... then I need to contact your 2 previous landlords.The current landlord reference can be an issue anyway...... the tenant may be a huge PITA and the LL wants them gone anyway...... they may give a glowing review or hold back the truth just to get rid of them.
