I like the idea of Fourplexes in MN or most of the Midwest even with the bad weather as my comparison.

I don’t want to pounce on a bad deal just to hit that mark.I’ve started our search by scanning through and quickly analyzing properties I’ve found on sites like LoopNet, Realtor.com, and Redfin.

I currently own 5 properties including my primary.  2 of them I just purchased as bad shape rehabs that I wanted to fix and rent out, using the BRRR strategy. 

While having leverage is not bad it can assist in growth exponentially, reading posts like I just did of an investor having $100k in loans at 25% and wondering what to do with a new $50k LOC and thinking he should continue to invest it vs. paying down a 25% loan scares the hell out of me.
