What materials were used to build it?

I keep finding larger contractors, but I feel like if I have all the materials, it should be easier to find people that can just lay flooring, paint, etc. 

My day job is building material sales (lumber, doors, windows, drywall, block, shingles, etc).

My property manager brought with them multiple contractors who they'd worked with over the years, receive and forwarded quotes and then assist in the decision making of materials, future development and the area to purchase. 

We are listing a flip soon and looking for alternative exit strategies in the event we cannot sell by the time our loan terms.

I've listened to, read, and watched hundreds if not thousands of hours of material over the past decade, but have not or do not remember advice regarding accelerating your purchasing power.

@Bryan Johnson  I was wondering if you could share some of the reading material you looked at to become educated before completing this first BRRRR. 

This included all material and labor and installing new flooring once the beams were replaced. in my case all the beams were replaced.  

Do I have any alternative options for how to fix my leaking roof?

Who will purchase supplies and materials, etc?
