Look up each and every address to confirm it exists (credit reports have errors, and incorrect addresses occur); if it exists, you then research who owned it at the time when that applicant lived there.

The purpose for giving the seller a remedy is a) to increase the seller's comfort with the Sub2, and b) if things go south, having an alternative to litigation in the contract reduces my risk of litigation.It simply occurred to me that you could use the same type of clause when selling.I'm not a lawyer and I have never sold via Sub2; I underscore again the need to work with a really good lawyer if you or anyone else wants to go down this road.

Parking, they wanted us to each deposit 500 in the hoa fund for any damages occurred due to tenants moving out. they were even trying to make us pay extra for water if the tenants had more than 2 ppl living in the condos because they are only 2 bedroom units.

But you will need to adjust your NOI downward along with the price to reflect higher vacancy, higher repair costs while the tenants are living in the house (because they live hard and don't have any extra money to pay for the things they break so you end up footing the bill or kicking them out), higher turnover costs due to the previously mentioned lifestyles, and certain vandalism that will occur which includes, but is not limited to, stripped pipes, stolen hvac, stolen hot water tank, stolen wires, stolen kitchen sink, etc.
