By replacing UBIT with corporate tax, the rate drop is significant enough that the net after-tax ROI to the IRA may still be favorable relative to other passive opportunities the IRA may have access to.This is not a meaningful strategy for the typical $50-$100K IRA, but for someone with the capital to really do a volume of flip transactions, it can be worth exploring.

I have not put any in my units but strongly considering it for a 2 family I have but did add 4 two bedroom apartments to an apartment building recently ( space was commercial) and the hvac contractor installed 3 units per apartment ( 1 in living space and 1 in each bedroom) the construction went through the winter and those units kept the apartments nice and warm.

A friend of mine noted that some do that to actually discourage renters during the renovation process, so they can finish and have access.
