If you get a good deal on your first properties, you can refinance them later to pull some money out.

After many years into the real estate game, cash or credit may not seem the obstacle they once were, so I have to "reach back in the files" to pull out an old memory (to quote Alan Jackson "Drive")......I recall being very thrifty and a saver in my 20's (I had an insane dollar a day budget thing I did in the early 90's on canned beans, loaf a bread and raw carrots, which I would not recommend, unless you live in a mobile home on a construction site like I did at the time)...

You can also pull the landlords mailing address off the property tax records and send them a letter on a follow up schedule.  

Honestly, I only use the MLS to pull comps and properties that were sold cash to locate additional cash buyers.LOL, Chris, you do realize what you write on the internet never goes away, it can be there years from now for the whole world to see, even you. :)This stuff comes from the National Association of Realtors, it's going to be up to your local board of Realtors under their franchise agreement who can have access.

Hi David,  I use Percy Hampton with Handy Electrician. (678) 873-5674He has done a few, full wire jobs for me in the city of East Point  with no problem pulling permits.

I am still trying to learn as I feel I am close to pulling the trigger. 

We also do a little bit of back end work such as data entry, converting JPEG files to word, etc etc.I was on a call with a BiggerPockets member this morning and he mentioned he hired a VA who is pulling list for him from county records that he is planning to mail on.

What do you recommend as the best means of pulling cash from my primary residence?

There has got to be a way to pull this data out automatically.Any insight would be tremendous!
