I've done this with 3 properties now and I always get multiple qualified applicants, willing to pay slightly more to me (vs. another landlord) because of the service and quality product I deliver.  

Airbnb has advanced their product to work alongside regulations.

I hope showing both sides of the argument is helpful; I don't think people telling you what to do is productive. 

In anticipation of this, I am trying to connect with local banks that have Commercial loan products that would allow us to do a Cash out refinance.  

Spend all of your time on income production income if you can and try not to waste any of your time on things that are not income production.  

Go to H.D or your local hardware store and purchase mold/mildew remover and abatement spray which should be a bleach free product.

This looks like a fantastic product (and much cheaper than a real manager) - thank you for the recommendation, @Evan Williams! 

That being said, this was our first deal using HM - but our 6th deal overall, that qualified us for relatively cheaper HM terms and we also pretty much knew what we were getting ourselves in to - we know the market and what we could rent the final product for, and we knew the rehab timeline and what our refi options are and what we would qualify for.
