I sold a 3/2 condo in Long Beach with banging sunset views within walking distance to the beach just over a year ago because it wouldn't cash-flow at the time.

Long term rentals and short term rentals are great, if you want a higher return on long term rentals you'll have to go into area very close to the beach (Newport Beach, Huntington Beach, South Bay, etc.).
