That's the value of an agent who goes hard in the paint on due diligence.Now, an example of an agent thinking creatively and seeing a value-add opportunity that everyone else missed: There was a house that had been on the market for a long time, and the reason was obvious: it was only a 2 br 1 ba house, and the floorplan was very, very weird, so nobody wanted it...however, my agent spotted that the listing had unusually large Sq footage, so we went to check it out...10 minutes after walking into the house, my agent says "we can turn this loser into a winner".

Especially when I add in the fact that the house is on a major street and the nicely remodeled house next door that is listed at $355k has been on the market for almost 5 months with numerous price reductions.Agree with Mike.Also, do not believe in the $350K re-sale, but that was on a 1 minute review and using the old sq footage of 1235, I guess they expanded it, unless you are very familiar with the area and know that is a premium you will be getting for new.

I like 15 years or better although depending on the above you may have to go all the way to 7 years.Only real issue with last sale date is it eliminates inherited and quick claimed properties that may be a prospect group as well.Then look at what your buyers are looking for.1) 3 bedroom2) Year built or earlier3) Number of baths4) Minimum square footage.
