I'd think the other folks that respond would say to consider the long term needs of the positions in the account and the interest rate of the margin loan(which I know changes depending on how large the margin loan is.) - Just my guess.

Perhaps a few folks get a shared/pool account for $999?

Get to know the local zoning and code enforcement folks before you do much else; if you have not already done that.

Nowadays you can manage your STR using your phone. 

If someone emailed me a list of 10 leads generated via SEO, I wouldn’t even look at them—not because there’s anything inherently wrong with them, they’re just not the type of folks I want to talk to. 

The question is really it will go back to where it was before pandemic in a year or so, or there will be a fraction of folks who will decide/able to work remote in industries like tech.

BiggerPockets has it's fair share of folks who are either legit investors that have massive portfolios or absolute tire kickers that hardly have any experience.
