@Megan W.You need someone with signing authority at his company to sign the Lease, such as their COO, General Counsel, CFO, HR, or such.

That the person you spoke to was authorized to speak on the lenders behalf and actually knows what he’s talking about.

Would this be accomplished by a formal operating agreement listing him as an person authorized to handle affairs of the LLC even though it's a single member LLC?  

I would read books by authors not named Grant Cardone to learn about real estate investing.

Our lease does say “if the whole or any part of the leased premises is taken over by any authority having power of condemnation, this lease agreement will end.
