I also understand that long distance investing is done, however, I would argue that for my own comfort, I would rather have done 1 or 2 houses (live-in flip) or rentals prior to distant investing. 

On the bigger pockets podcast there is an investor who argues against using insurance and that he has benefitted greatly from not having it, you should take a look!

There's no arguing about how the house is used, when to take out additional debt on it, etc. 

If you would want to argue that the "nice" area can appreciate much faster, I don't agree.

You can argue how much humans are responsible but I don't know how you argue sea levels aren't rising.
