As an example If someone applies that’s a transgender and that is just something that just won’t work out because of personal /moral convictions then some landlords would get into trouble if they stated “ sorry I don’t rent to transpecies perverts!”

The PM didn’t work out so well with me.

Becoming a pilot didn’t work out for reasons that seem more along the lines of destiny than anything else.

Even if things don't work out, I'd still like to run the numbers and show them to someone just to make sure that I'm using the BP calculator properly so @Jason Grey, @Kevin Cedeno, @Caleb Bryant, and @Samuel Garrett I may shoot you an email requesting your assistance.I've gotten another call from a client about two days ago. 

If you use it fine and if you don't then you will always have something to fall back on if things don't work out. 

I had a few properties under Contract but they did not work out.

A few weeks ago I tried to refi with a recommended lender but it did not work out since the lender would only lend on 75% LTV and I needed the property to appraise at $210k but it came in at $200 which meant I would have to come out of pocket $7k and a 4.8 interest rate compared to my 3.9 in order to convert to a conventional.

Making sure to commit to only buying of the numbers work out and being patient enough to find something that does.
