You don't have to dig into the world wide interwebs very hard to find all sorts of thoughts on mortgage acceleration products, you know, the ones where you have a 1st lien HELOC or even a 2nd lien HELOC and start "chunking" your income in an attempt to get your note chewed down quicker.

look for a local bank or broker with low cost to do the loan, most places do secondary market loans, and they are pretty much all the same. if you plan to do FHA, USDA or VA you will need a more experienced lender that does these types of loans, but cost to do the loan varies widely, if you are doing a conventional Fannie or Freddie loan you should be able to find cost around $500 and you will see some mortgage brokers in the $2k-$2500 range for the exact same loan.good luck

It's essentially a wide open room at the moment with no sheetrock or anything.For the past two years since I've owned and lived in the house, I've left the garage as-is and vacant without a tenant, since it requires quite a bit of work to make it habitable again.
