Redevelopment upside seems like a good bet given a ong tome horizon,  the discounts that parcells trade on relative to fully assembled sites, and thr trend to higher densities. 

While Feds claim there is no signs of recession, talk to people in the trade they will tell you price maxed out 1-2 years ago.
