Great tenants are worth there weight in gold.If you want to buy and hold properties, hold them.

Rents started gradually going up not long after that and I had the good fortune of finding out about a mother-in-law/guest house for LOW LOW rent, so I jumped on it!  

I have awesome property mgrs who are worth their weight in gold who do a great job. 

But in the bright shiny objects space of the market that flavor of inventory is tight and projected to be gradually less tight.Mortgage lenders have become pretty sophisticated to prevent sweeping foreclosure apocalypses like what has happened in the past, particularly in how careful they have been in lending practices and how they offer alternative solutions to foreclosure for those facing "temporary" inabilities to pay. 

Most of our landlords chose to put a 20 pound weight limit on pets, and charge a non refundable pet fee in addition to pet rent and deposits.

It's just one (small) factor that was considered, but not likely the most heavily weighted factor. 

@Alex Bockey The profit was not substantial and a Superhost Airbnb profile is not as heavily weighted as the company would like you to believe.  

Surprisingly, I listed my house in May and it has booked up through October....so maybe location does not carry as much weight as I had thought! 

There are a lot of bad ones out there, but the good ones are worth their weight in gold...
