People tend to fall in love with nice hardwoods as well if you can find a place where there's hardwoods underneath the carpet waiting to be refinished that's a nice bonus.

With STR In the winter months I about break even or lose a little, June-August I should net between $4,000-$6,000 depending on occupancy 2) Immediate payment by VRBO or Airbnb, no more waiting for the tenants to pay or if they will pay, 3) The revenue stream makes it easier to justify a property manager (or Co-host in Airbnb terms).

(I'm waiting to hear back from the HOA to confirm the owner occupancy vs investor owned demographics)I thought I had a lender the past couple days, however they charge $5000 in originating fees regardless of a small loan amount.What should the fees be "out the door" for a small home equity loan like this?

Are we better off leveraging these funds to start our real estate venture immediately on a solid footing, assuming that in the long run (10, 15, 25 years) we will be able to compound and leverage our gains to build wealth far faster than we would waiting 5 years to save for an adequate down payment for our first property?

If not you will want to nail down hat cost as someone (most likely you) will have to come up with that $$ right after closing and it could possibly be a Few thousand dollars to get rid of it.
