Obviously I'd go in there and paint it back to its original paint after theyve moved out ( and you can imagine all the layers of paint).

I am  also sure  there are books you can get this vital information from out there if you ask from people or investors in the state you would like to invest in. 

If I had known I could get my real estate license while in college, I would be a lot further ahead than I am now.Plus you may decide you like Construction, Urban, Planning , etc there are so many layers to the industry

I am extremely risk averse and I am trying to learn to peel back the layers and get comfortable being uncomfortable. 

If I play the lottery it costs $20 (mega millions and Powerball) and for that I get to day dream for a couple days about what I would do with the money and what lawyers I would hire to form the layers to hide me winning the lottery.
