Watched the 50% rule video and quickly put together my numbers to see where am I at.My expenses are at 37% of the rent, excluding the provisions for long-term CapEx items.

I've been reading books, watching podcasts/videos online.

I am a hands on, small time landlord doing about everything myself (but contracting out some skilled work)I find housing people worthwhile (and even profitable), but nobody would want a television show about it (think of a camera zooming in on me cleaning carpets or painting walls for hours....snooze)...In fact, I think if you do things right, you can prevent much of the drama (no building disasters or angry tenant confrontations) the staple material that would keep viewers riveted.My strengths would be in the day-to-day, nitty gritty details of small time landlording, especially for part-time landlord that holds down a day job.

I've watch a couple of your videos on youtube.

We have been having sewer issues and the plumbing company came and ran a camera but never could find the sewer entry...apparently because there isn't one.So now to the even better news.  

These cameras are pretty cool.

First off, I have to agree wholeheartedly with @Wesley C. and even though I am NO "DOOMSDAY ECONOMIST" and poke fun at times at the literally THOUSANDS of youtube videos, websites, etc that have been predicting a US and/or world economic doomsday for years, even if its not a complete economic collapse with anarchy in the streets and "every man for himself" event with modern civilization ending suddenly, we still do have some scary numbers in a LOT of categories of our economy that scare me to various extents and another "Lehman event" is not at all a far off possibility.

As soon as I’m near a working camera, a picture will be provided.

I have watched countless videos on real estate investing and learn a few things here and there but none of the videos answer any on the questions I have clearly.

There were a few videos from Ohio that touched on this subject that were posted a while back.
