.- Large closets - walk in is even better- 2+ bathrooms - New carpet- Modern appearance (paint, flooring, light fixtures, etc)- Garage ideal but if not a garage then off street parking- Cleanliness and overall good repair.

You can probably drive down nearly any residential street in Hawaii and pass several unpermitted units.

You might get your street to more of a C or B, then you can raise rents.
