I always volunteer to manage our clients purchases in person when they buy in the USVI :)But just like you can sell any where in the US and buy anywhere in the US - You can also sell any type of investment real estate and buy any other type of investment real estate. 

Our current rent is $2600 I want to offer to pay $3000 for as long as she wants 1-15 years and then pay $600k My main question is whether that type of structure of offer makes sense legally or technically or practically.

Hello BP Community,As a person familiar with real estate investment, I am now trying out a new type of investment in travel.

But there could always be situations where a hold of less than or more than a year is needed so you can demonstrate your intent.Once you feel that you can demonstrate that intent you can then 1031 that property and you can exchange it into any other type of investment real estate. 

I am hoping to grow our local group in Yokosuka and this type of resource will be very helpful because having a roadmap from someone who has traveled the way we want to go is always helpful because it makes what seems impossible more real and attainable.

Long-term fixed rate debt is being underwritten to 50-60% LTV.So, back to your educated opinions, you sort of need to see all the opportunities and risks that are there and can impact a deal before you start deciding what type of syndication is good.
