From some additional research, it seems that Texas is a non-disclosure state, which could be the reason why there isn't that much information out there.

@Michael Primavera  What is your reasoning behind wanting to go the Section 8 route?

For multiple reasons, the types of jobs they work don't provide for the rising cost of living.In our market, there are more SECT 8 vouchers issued than housing units available. 

For some reason "off market" equates to good deal which is laughable in most cases. 

The reason I ask is that in most cases you will want multiple LLCs, one for management, one or more to old the properties and then one as a holding company for the others that can hold your cash.

In our contracts, there’s a paragraph that says whether or not the buyer plans on living there as their primary residence, for insurance and tax reasons

. $40 for all three sounds pretty reasonable, but if you're willing to go the extra mile, finding a close match and sending it to them could be a nice gesture.

Some of the reason folks have bad luck with the contractors they choose is they want the deal of the century.
