Rule 506(c) was designed to allow a Syndicator to advertise "an offering".

We do not pay for any online advertising. 

Talk to everyone and their mom and work the networks and advertise via social media and go network in person with everyone you know.Your time is valuable so don't spend it on low response/low probability options in a high competition market.The good news is, in high competition markets it's usually high competition due to the SICK PROFITS when you do close a deal.

We have designed, contracted out, worked on and advertised and rented out these spaces- and it is awesome listening to peoples' compliments.

I tried looking for the Tinker website but don't see an easy way to advertise my rentals to the base.

Maybe something that could be leased to someone, or even one that you could purchase a billboard to sell advertising for.

I am highly cash positive as I self manage and advertise on all the major sites.

It was an eclectic feel to it with lots of trendy antique stores and great restaurants.  

We started really advertising it and found that it was a big draw even in a hot weather destination (we were also the only listing within our price point that had a private hot tub). 

@Russell Brazil, why would you say it's illegal when Private Investors, if they don't advertise as a Lender,  can loan out their own money I believe up to 5 times per year without a Lender Lic.?
