You would be competing with seasoned pros how have access to cheap and skilled labor as well as knowledge and experience beyond your current life experiences.

I need some one who is dependable, handy (can touch up paint, fix leaky faucets, power wash the porch, or whatever else is needed) AND has good people skills in that they will be working in two small senior care homes with Alzheimer's residents.  

Hire a couple guys and pay the skilled one 15-30 an hour and his not-as-skilled helper 8-10 an hour or be that unskilled helper. 

Leverage whatever skills you have to open a few doors, take some electives to help you avoid basic pitfalls of start-ups (yes, start-up principals can be applied to real estate investors), and network as much as you possibly can.  

Once I've done a few deals in the niche I've chosen and feel comfortable with my  skills I believe I'll be ready to tackle the next niche, whatever that may be. 

In the past 2 years, I've gone from being busy running a fairly successful computer related business (and burned/stressed out about it) to taking that part time and doing other odds and ends like buying/selling/trading things.  

Brian holds and MBA and was an engineer by trade prior to going fulltime as a real estate manager.

Plus, I stole one of their really skilled contractors, so I can flip less expensively now too.

I'm looking to trade some in to move into the 50-60K range.
