Larger homes by nature will house more people and likely have more wear and tear on furnishings too, so budgeting for that is something to consider, also, larger homes have 2 a/c units, 2 water heaters, washer/dryer get a lot more use, and other things to consider.

Have the tenant initial/sign a checklist showing the condition at move-in and explain both verbally and within your lease that the property is to be returned to you in that condition (less ordinary wear and tear).
