Mortgages need income, not necessarily jobs.If the income is sufficient (inclusive of pension, social security, rental, etc), it'll be doable. 

Although VA loan limitations and lender overlays can be a moving target, you should be all good! 

So Non-QM would be loans that might not verify income or follow some other value that you couldn't otherwise find.If the note is targeted to the GSE's the 6mo seasoning is a standard held by all lenders.

I would not bring them into your LLC instead I would create an LP for your outside investors and together your LLC and the LP purchases the target property.
