Racking up student loans?

The surrounding area is filled with grocery stores, food places, etc. and other things many college students look for.

They were both sign language teachers at a tri-county special ed school.  

Most Community College / Junior Colleges, with a few exceptions in Northern California, do not provide on campus housing.No harm in contacting the college, and offering a property for CC students, with the caveat being they pass your tenant screening.

With more experienced investors, they probably won't take you seriously at first so use some of this language: "_____ I noticed that you have a large network of investors that you do business with and I think your an incredible teacher.

We just purchased another SFH to use as another student rental.

Student loan debt is keeping millennials out of the market as well. 

I believe the best teacher is using wisdom to let someone else do it when you are not experienced or licensed to do so.

That is, what we want to know is whether they will pay rent (and be respectful tenants) not so much whether they will pay off a car loan or credit card every month (though that is always preferable)...The credit profiles are data driven and can be predictive of rent paying, but remember while it is great if people pay their consumer, student, and other debt, we want to know if they will pay the rent (so probe rental history closer).

.$1500 for a 3 bedroom rental to students: get a $250 used oven from ReStore or someplace like that.
