But then that leaves no money to do a BRRRR - so if you were looking at a BRRRR - you would likely need to lower the price of the house and find one that didn't need much fixing - which is probably a good idea for a beginner BRRRR experience.  

I've seen some less than favorable experiences posted 3 - 5 years ago.
