Here is the backstory: I started buying single-family homes in Milwaukee 15 years ago and pretty soon migrated from C into B neighborhoods ("A" would be 500k plus here) and some of my friends invest in larger MF so I thought that's the next step for me as well and started shopping for a commercial deal maybe about 50 units.The issue is that I did not want to go into the affordable housing space and assets in the quality I liked were so insanely high priced that I would have needed 40% down to meet DSCR guidelines - not to mention rehab cost to bring it up to our standards.

Can someone share insight on a standard or common structure for loan terms when you are a private lender?

And the bank will need a contact person for security reasons.  

It effects every aspect of the property and performance- the type of loans and insurance you need will change if you don't hold the property in your personal name. 

If  your rule is not to rent to anyone with a prior eviction, this person would fall under that rule.  

We have changed our language to state the the person renting must be at least 25 and MUST be present during the entire stay. 

And what I am personally seeing the Market place today.Commercial bank/ community bank were you have significant deposit relationship and long term relation ship..   7 to 10% plus 1/2 to 1.5 points.. these are relationship and experience and capacity lenders..

I admit it's not sexy and it's slow, but it works.If I had to do it all over again, I'd buy a personal home with 3-5% down then repeat every 12-18 months.

These areas are all great and growing really fast, in my personal opinion.

If you haven’t educated yourself on general investment strategy, then I would say that you likely haven’t maximized your personal business either.
