It's a better spot than people think when looking and you can find a couple and get on a Zoom and see if it's a good fit.Referrals are great as well, but a lot of agents just refer you to someone they know there, not necessarily the best fit for the client.

If not, then you are more or less tied to the property unless you want to sell or pay for someone else to live in it.From your numbers, the $2800 in rent x 2 would not cover the $6,100 PITI plus maintenance, cap ex, or vacancy reserves.
