And in my situation it's really close so I feel it could fall the wrong way really easily.Please advise any smart way to play this.

Then to go and document such a boneheaded move on national TV so any attorney looking to make a case against a landlord can see is not smart.

Probably the smart thing to do would be to start the eviction process now or whenever the timeline will hit where you need them to be out (15 days, 30 days, 60 days) If they are able to get out in that time frame, you can always stop the process, if not you have the law on your side.

We're trying to find the best way to use what we already have property wise to start smart investing and also provide full time income to my brother and myself. !.
