I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties. 

What's most encouraging is the Mayor's decision to do what's financially best for the City of Philadelphia despite being unpopular by many.

Also the "West End" (nobody used to call it that but I think they do now), residential area east of 27th and south of State I imagine would be prime STR location too.Garden City is formerly the trashiest area of Boise, and very rapidly on its way to becoming one of the hippest.

I think not being in sites like this has caused me to lose my edge. 

I accumulated about 50k in bills/expenses on cards during that time  and another 50k doing renovation on both rental property and my primary residence.

We have a buyer looking to do traditional financing for each individual home as a single family residence. 

What is left after lawn care (tenants should be doing that if it is a single family home, or that should be added to the rent).
