Whom ever is doing the personal interviews for you can have a lease with your signature already on it and, once the applicant passes all screening, can have the applicant sign it at the follow up meeting.

At this point I kind of ignore all the wholesaler emails except from like 3 different guys. 1 of those three I dont like doing business with, but because of their size I cant avoid it, and the other 2 I have relationships with and no Im not going to have issues dealing with.

Borrowers are also more challenging to deal with, and if there are violations from the county on the property these get passed to you (which you can try and collect from the borrower but if they walk they stick to the property which ends up being paid by you).Every person has a varying level of experience and risk so no one fits into a one size fits all, but people should be aware of the risks they are engaging in when investing in certain asset classes.
