One method that I used when I first started out (and I still utilize this today) that has garnered me success is sending out blind offers to owners.And I don't mean "fake eviction letters" or "prospecting letters" or postcards saying you buy houses.I mean sending out a letter with an actual offer price to the owners.I send out THOUSANDS of these.You'll get 3 responses:  1) Some will call you every condescending name in the book.

But,  I have seen big RE company that deduct thousands of dollars as an abandonment loss rather than adding those thousands of dollars to a new property, which would be wrong treatment.

My property is a duplex and the following are each investor owned and non-residing rentals within 100 yards of my home:534 10th Ave Kirkland WA 98033 - 3B, 1Ba, 1300 sqft, rents for about $2,450/mo.1004 6th St Kirkland - 3B, 1Ba, 1150 sqft, rents for about $2,695/mo.These first two have both been owned for over 20 years, probably both paid off, cash flow great and hundreds or thousands of % LT cap gains.

I'm not trying to be pointed, but if we are going to invest thousands, or even hundreds of thousands of dollars into a property and we won't spend $200 on software which will make expense tracking and tax time much easier- then I think we have priorities in the wrong order.
