It gets easier as you go, and the experience will help propel you.Be aware that rolling up your sleeves to do everything yourself can increase your initial equity position, but you have to have the time, capital, risk tolerance and resources to make that happen. 

I was looking at Auction.com The deal isn't so much a deal as a question regarding how I would go about making something with kind of crappy rent rolls, though now that I look at it again it has 95% occupancy but the rent rolls look like it should be less, there are several units with past due amounts, and varying rent price for same style units.

Just keep in mind that carpet and sheet goods are typically bought and sold in rolls, which include waste... and often, the price per SF is based on the amount of material needed/purchased, not the net amount installed.

Once all said and done, the rent roll will be $8,600/mo and NOI will be about $55,000.
