I wonder if the LTR tenants would come to dislike the property due to random people always in and out of the common spaces/area.

If a Mortgagee were to send a letter suggesting a DIL the borrower will have grounds to claim the above issues.The only one who should be approaching your borrower is you as the Mortgagee or your licensed Mortgage Servicer not a random 3rd party.  

I'll learn over time, of course, but right now I'm no better than randomly guessing the repair amount.
