If you can make inexpensive improvements and raise rents significantly, put more down to have lower payments and avoid paying PMI, or can force appreciation by adding value/put some sweat equity in and then refinance in a year to get your cash out, then it starts to make sense.

I can tell you right now that hard money lenders have raised their rates, their LTV's, and their points to lend right now so I would tried softly, and would not want that to be the type of loan I would want to have if I had other options.
