You could approach a creative lender or private lender for a type of HELOC.

@Jay Ben, given these are private companies, typically, no.  

Regarding your script you might try a less business like approach and change it to sound more like just a private individual looking to buy a property.  

You do that it does not matter if you have a website as you will build a local network of people who will want to do business with you. 

I've lended private money to him and seen his rehabs from start to finish.
