Agents like to see that you've talked with a lender and they've done a preliminary review. 

I did some preliminary calculations and there seems to be a potential to make it work however it depends a lot on details such as material, model, size, etc. that's why I decided to focus on that first and narrow down my options to make this feasible. 

I sent my family over to do a preliminary walk-through without the contractor, and they found that the floors were not leveled according to contract, the exterior wasn't primed and painted, etc., multiple sticky notes were left throughout the house on things that needed to be fixed still.

Having said that, I'd like to leverage BP community to get preliminary overview of the Milwaukee market.

The most difficult part for my 'new developer' clients is they are shocked at how much it costs and how long it takes.

I'm currently located in Queens, NY and have done some preliminary research on the topic (finding potential hot markets using ListSource ; finding potential deals and running comps/determining ARV via PropStream, RedFin, Zillow... ; etc.)

They should have a copy of the search.If they do not do that in your area, you can have a preliminary search done, if you do alot of business with the title company, that's a favor.It's not a complete search, just from the date of the last transaction.
