I always start by encouraging new investors to learn (Biggerpockets & books), network (Biggerpockets, coffee, meetups), and take action/be decisive (write offers, cold call, etc.).   

I'd like to highly encourage they get it, but should I make it a requirement?

With a 6mo seasoning, and knowing such requirement exists, a flipper is all the more encouraged to in fact get a tenant in place to start cash flowing.Another ‘extreme’ scenario.

They don't want to encourage last minute disagreements about any aspect of closing, even in a retail sale.

I encourage you to visit pragcap.com to take a look at an alternate understanding that explains all those things that we often feel don't make sense... it took me a couple months of reading daily to finally understand it reasonably well.

Add in the updates that occur each week both to the platforms and local regulations, and I swear it's enough to justify losing your mind. 

@Patrick Drury yeah I hear that for other investors encouraging to buy rather than sitting on the sidelines.

Many exchange platforms offer loans that are collateralized by the assets in the account.

Every owner on this platform knows there are some people who will have issues like that you have no control over.

In fact, I even put fences up on my properties to encourage pets.
