I've come across a few builders in the Phoenix area who are still offering 2-1 buy-downs because they are sitting on inventory.

Should we buy and market for S8 tenant or without ?

I want to buy a triplex in my area.   

Even people that find me direct often then book through one of the platforms, which is fine to me.  

If you are just beginning the process of looking to buy I would say the best thing you can do is keep learning.

People can't afford LA or Santa Clarita so naturally they would keep going.

I am not super familiar with your market (although I'm sure it's similar), we have a ton of local Chicago real estate investor meetups.Getting to those things in person changed my life, and I was able to connect with mentors, experienced investors, and a lot of good people.

My other ambition is to buy and hold multi family units for rental income.
