@Kendall Bond One option would be to use the typical Hedge Fund model structured as a Limited Partnership with a 2/20 fee structure meaning meaning you collect 2% of AUM (assets under management) and the 20 is incentive driven meaning you keep 20% of the profits with a high watermark.

@Joshua Carter a SIGNIFICANT portion of my due diligence and inspection process requires the utilities to be on.For instance, I run all plumbing extensively to check for leaks, I ensure that appliances are functioning correctly, I check all lights and electrical outlets for functionality & ground, we check the fuse boxes for functionality & condition, we assess the performance of furnace & AC systems, and water heaters, we check the functionality & safety of the gas lines, scope the sewer main and assess water flow, test for radon & meth contamination, and basically give the entire property a thorough "test drive"  --which isn't possible if the utilities are off.

This is a primary function of the MLS, which also has mandatory rules, including arbitration, when the commission offer is not honored.This is much different than a FSBO seller stating they will pay a commission on Craiglist or some other website.Having to negotiate a commission in advance of showing a FSBO home to a buyer means work for the buyer’s agent, without even being sure their buyer wants to purchase the home.
