Structuring your Individual 401K and SDIRA to invest in Notes
27 January 2017 | 26 replies
You can fund deals much more quickly since you don't have to rely on the SDIRA custodian to do it for you, at their pace, which can be slow (I've heard)Solo 401k's have many advantages over SDIRA, so if you have the option, you should do it that way.

How to get a release of solar panel lien
24 February 2023 | 7 replies
The standard thing that happens is that whatever is left of that $40k outstanding amount owed goes to pay off that debt, so the house can be delivered free and clear of clouds on title as specified in the purchase contract. If the buyer is an idiot, or the market is so hot that the buyers are forced to behave like they are, then you do sometimes see buyers take over the solar lease or solar loan (PACE loans are common in California) or solar whatever it was.

Applying for Real Estate License
2 February 2016 | 14 replies
Originally posted by @Jeremy Pace:@Luke McCann I would strongly advise that you not get your Real Estate Salesperson license at this time.It won't really save you any money on closing costs, because as a salesperson, your broker will have to be involved, and he/she will want their fee regardless (you'll save max 1/4 of the fee) UNLESS Florida allows you to get your brokers license without first being a salesperson (in PA, three years).

Why are you refusing section 8 vouchers?
19 March 2023 | 212 replies
As you can see, only 2/11 of my Section 8 tenants can be classified as "quality" tenants in the same exact area where 8/9 market tenants are good.Anyone claiming Section 8 tenants are no different from regular tenants either has an agenda or is ignorant and has never been a landlord.
