I would definitely do your first BRRRR in your local market, maybe 30-45min outside of the city or in a C area.

Most likely you'd have to look outside of LA but the Midwest(Like TN) or Sunbelt area would be ideal.

However, if someone is looking to have a business that can scale up I would caution against anything that falls outside of a set system.
