That is correct...and the wording in the approval letters isn't set in stone...if correctly negotiated one can get the bank to remove that anti-flip wording and thus close a normal A-B-C transaction.

My short answer is no.I can't imagine the turnover problem with 400 1 bedroom apartments.If this were a 10 unit building I would consider it... especially if there were organizations trying to get the homeless off the streets.

It's the fun of the hunt, the chase and the kill, not the money for me.I have a family member who is finally comming home and his wife drove him to poverty, so I'll be getting him restarted.Overall, I'll be setting things up for winding down, getting my play time organized and some travel.I'll find about 10 people starting out or with a few years of experience and provide some startegies for them to do at least three deals.
