You should inspect every rental at least once a year, even on the very best tenants.

With your background in historic property renovation and contracting, you may find particular value in Philadelphia's older neighborhoods, where there's often a wealth of historic properties in need of rehabilitation.Additionally, Philadelphia's rental market remains strong, providing opportunities for cash flow from long-term rentals.

In my mind the only viable option is good ole fashioned long term rental. 

Only bad things will happen if you allow them in your Class A or B rental!

I am wanting to do a midterm rental, focused mainly on travel nurses and doctors.

I currently have no rental properties but definitely want some.

Many speculative investors with over confident numbers purchased short terms rentals in Hot Spots near national parks based on the returns of a short term rental.
