I feel better about it too because my realtor pulled them for me so I was able to see what the comps sold for not just what they were listed for, like you normally see on Zillow or Realtor.com.

If your lender will pre-underwrite you, all the hard work is already done and closing will only take 10-15 days instead of the 30-45 days it would take a normal lender.

Talk to them and mention that they normally do a great job keeping up with the yard and you noticed there are still a lot of leaves on the ground.

Also it didn't even show up on a normal background check, because it wasn't a conviction. 

All of our normal banking deposits/savings sit on our balance, saving us a great deal of interest.

On the other side, deals that are negative cash flow deals and your banking on appreciation are closer to gambling than I like. 

It is taxed at a normal ordinary income tax rate.

It's one of the better returns I've seen on such a "normal" place.
