If something comes up with the title or there is a disagreement in contingencies there it is always nice to have an expert representing your best interests.Brokers that do HUD home sales do so in a fixed commission.

Since we flip homes, it's nice to have a price break on the marketing costs.

And everything in between.For the least amount of time spend and headache, buy a decently nice property that will attract high quality tenants and use a property manager.

In recent years the area surrounding their house has quickly been developed.  

Feels like a good deal (nice lower income neighborhood, bike paths, parks, 10 minutes from personal residence ) but the AC and roof may not have too much life left.Based on my analysis, I think the FMV for a 2/1 like this is closer to 35k.Inspection in a couple days - planning on asking for $3-5k back at closing to a) mitigate risk of roof/hvac replacement and b) bring purchase price closer to FMV.Is a deal like this worth walking away from if I don't get a concession post-inspection?

From what I can see, it's a very nice area but would love to hear from some locals.  

Sounds like from your description though you're leaning towards the people living there being the scam artists.

I stayed in mine for two years then put a tenant in it and sold it turnkey for a very nice mid 5 figure profit.
