Any experience with "restore".Specifically concerned about some mixed reviews:seems to get 5star or 1star depending on if it peels a year later.Looking to paint steps that have a bunch of little cracks and damage from being covered in outdoor carpet.Also looking to facelift a patio area with patched (previously cracked) cement.I generally like to make thinks look nice, but need to go with the clean/paint ratger than replace motto so I can save $$.

I have preached for years that real estate investing is mostly made up of ones state of mind with a mix of knowledge, luck and hard work.The game of real estate investing is both exciting, inspiring and frustrating.

Also if there is a needed repair, I get the tenant to take a digi pic of it vefore and after repair (I am out of state).My older tenants seem to not be very aware of tech.

Sell the 8 unit and take the profits from my 8 unit and combine it with my equity and buy a 10 unit in a nicer area B class area and way better unit mix.

My first time investing the multi-tenants deal, any gotcha for these mix-used commercial building ? 

By serial entrepreneur( and no offence taken) I’ve always been self employed, did some consulting, was in the family business and bought it 6 years ago, had a small tech adventure that didn’t pan out.

Pros: 1) Inefficient markets; 2) less competition from investors; 3) higher cap rates; 4) less maintenance than apartments and hotels, similar to storage; 5) great flexibility to boost gross income; 6) RV sales around 500k per year and only an estimated 8,000 RV parks nationwide; 7) many sellers are willing or required to carry a note; 8) there are enough tech tools to run the business remotely (with employees on site).

Purchase price: $577,500 Cash invested: $120,000 This is a 17 unit mixed use renovation (BRRR project) in the up and coming North Kansas City (15 minutes south of the airport). 2 unit office space, 3 unit AirBNB and 12 unit apartment building.
