Seems like I am spinning my wheels with this ****.What makes it even more frustrating is I have a mentor who is claiming some of these properties are home runs (guy owns 300 doors and knows what he is talking about) but he does quick numbers like Cap rates, Gross Income Multiplier, and quick 35% "extremely high" overhead before P&I.

My mentor just told me he heard of a case, where the judge NAILED the landlord over not paying interest 0.78 to be precise, so security deposits IMO if nothing big is damaged and there's no proof, are worth more hassle than needed as far as giving them itemized lists.. if it's a legit problem and  you have proof, I'm all for it...

I know many people here stick to the whole 1% rule when it comes to rental income and this property stands at 1.36% but my mentor and investors in my circle only go for home run deals that get as close as possible to 2% in rental income.
